Notice of Complete Application for an Official Plan Amendment and Zoning By-law Amendment (File No. OPZ-2021-02)

Take Notice that the Corporation of the Town of Orangeville is in receipt of complete applications to amend the Town’s Official Plan and Zoning By-law No. 22-90, as amended, pursuant to Section 22 and Section 34 of the Planning Act, R.S.O. 1990.

Description of the Subject Land:

The land subject to these applications is located on south side of Broadway, between C Line and Diane Drive.  The subject land is legally described as Lot 90, RCP 335, Parts 1, 2, 3 and 4, on Plan 7R-6504, Town of Orangeville, County of Dufferin, municipally known as 340 Broadway.  The subject land has a lot area of approximately 1.79 hectares (4.42 acres), with approximately 112.7 metres (369.7 feet) of frontage along Broadway. The subject land is accessible from Broadway, via an existing driveway, servicing a recently constructed single detached dwelling.  A location map of the subject lands is attached.

Purpose and Effect of the Applications:

The purpose and effect of the applications is to permit the development of 31 condominium townhouse units within 4 blocks.  Parking is proposed at a rate of 2 spaces per unit, with 12 additional visitor parking spaces.  Vehicular access is proposed via the existing driveway from Broadway.  The newly constructed detached dwelling will be maintained and severed from the proposed development.

The Official Plan Amendment proposes to re-designate the subject property from “Low Density Residential” to “Low Density Multiple”, in order to permit the development as proposed. 

The Zoning By-law Amendment proposes to re-zone the subject property from “Residential Third Density (R3)” Zone to “Multiple Residential Seventh Density (R7)” Zone, with Site Specific Provision 24.XXX, and a Holding (H) Symbol, in order to permit the development as proposed.
