4.1  In the matter of an application by Genevieve McLean and Nicholas Bove for a minor variance to Zoning By-law 22-90, as amended, on property described as Part of Lot 7, Registered Plan 120, designated as Part 14 on Reference Plan 7R-1336, municipally known as 19 Fourth Avenue, in the Town of Orangeville, in the County of Dufferin, under the provisions of Section 45 of the Planning Act, R.S.O. 1990, c. P.13, as amended. The subject property is zoned “Residential Third Density (R3) Zone”. File A-7-19

Explanatory Note:

The applicants are is requesting a minor variance to increase the maximum permitted width of a driveway from 5.2 metres to 5.5 metres to accommodate the minimum required number of legal parking spaces for a semi-detached dwelling and a second dwelling unit.

4.2       In the matter of an application by James and Charlene Dunn for a minor variance to Zoning By-law 22-90, as amended, on property described as Part of Block A, Registered Plan 129, designated as Part 3 on Reference Plan 7R-2487, municipally known as 63 Ontario Street, in the Town of Orangeville, in the County of Dufferin, under the provisions of Section 45 of the Planning Act, R.S.O. 1990, c. P.13, as amended. The subject property is zoned “Residential Third Density (R3) Zone”.  File A-8-19

4.3       In the matter of an application by Krzysztof and Betty Drozdowski for consent to sever a parcel of land described as Part of Lot 7, Block 5, Part of Unnumbered Lot in the rear of Lots 6-9 (aka Lot B), Registered Plan 138, designated as Parts 1-3  on Reference Plan 7R-2404, municipally known as 96-98 Broadway, in the Town of Orangeville, in the County of Dufferin (see map on reverse), under the provisions of Section 53 of the Planning Act, R.S.O. 1990, Chapter P.13, as amended.  The subject property is zoned “Central Business District (CBD) and Central Business District (CBD) Zone, S.P. 24.148.”  File B-1-19

Explanatory Note:

The applicants are applying for consent to sever a parcel of land which has an area of approximately 846.22 square metres to create a new residential building lot.

The severed parcel of land will have a frontage on Armstrong Street of approximately 6.86 metres, a depth of approximately 36.71 metres on the west side of the property and 34.75 metres on the east side of the property and an area of approximately 234.88 square metres.

The severed parcel of land is proposed as a new building lot to accommodate a single detached dwelling.

The retained parcel of land will have a frontage on Armstrong Street of approximately 4.11 metres, a depth of approximately 79.22 metres on the east side of the property and 45.81 metres on the west side of the property and an area of approximately 611.34 square metres.  The retained parcel of land contains a commercial building with a dwelling unit on the 2nd storey.
